The owner of the Washington Wizards and Capitals has reached a nonbinding agreement to move both teams from their home in downtown D.C. to a future arena in Northern Virginia.

The plan could shake up the regional sports landscape — and it comes with lots of unknowns: for the teams and sports fans, for Capital One Arena in D.C. and the surrounding area, and for Alexandria’s Potomac Yard neighborhood, where the new facility would go.

The teams’ owner, Ted Leonsis, has suggested that his mind is made up, but nothing is certain until he receives the green light from local and state lawmakers in Virginia. Their votes this year could make or break the deal, and plenty of details are still being negotiated.
